Westchester is the northern suburb for buyers who want a Metro-North commute, strong school districts and a real yard. Team Modern X helps Westchester owners sell for the price their district and street support, and helps buyers, including many relocating from Long Island and the city, understand the county’s taxes, commutes and village-by-village differences.

Selling a home in Westchester County
- School district and village boundaries set the price band. Many Westchester addresses have a mailing city that differs from the school district or municipality. We price against the right district, not the postal name.
- Property taxes are high and buyers compare them closely. A home with a high assessment relative to its neighbors can be a harder sell. If your assessment looks high, a grievance filed with your town or city can help. Most Westchester towns hold Grievance Day on the third Tuesday in June (June 16 in 2026); several cities and villages, including New Rochelle, use earlier dates.
- Permits and certificates of occupancy are checked by buyers’ attorneys and title companies. Finished basements, decks, pools and additions should be legal or disclosed before listing.
- The Property Condition Disclosure Statement is required in New York since March 2024, with the old $500 credit alternative gone. We complete it with you.
- Well and septic in northern Westchester. If your home is not on municipal water or sewer, expect inspections and questions about system age. Having records ready keeps the deal on track.
Buying a home in Westchester County
- Budget for the full monthly cost including taxes, and ask about the STAR exemption. Two similar homes in different municipalities can have very different tax bills.
- Metro-North is the backbone. The Hudson, Harlem and New Haven lines run to Grand Central, and Penn Station access is expanding for some New Haven line stations. Walk-to-station homes carry a premium and hold value.
- Co-ops and condos are a real option in Yonkers, White Plains, New Rochelle, Peekskill and Ossining for buyers who want Westchester schools or commutes at a lower price point. Co-ops involve board approval.
- Mansion tax of 1 percent applies to purchases at $1,000,000 and above, paid by the buyer.
- Be ready to move quickly in the strongest districts, where well-priced homes still see multiple offers. A local pre-approval and a clean offer matter.
Westchester County market snapshot
August 2026: the median Westchester single-family sale price was $1,205,000, up 9.5 percent from a year earlier, with 563 single-family closings and a median of just 28 days on market. Condos sold at a median of $615,000 and co-ops at $260,000. Only 774 single-family homes were on the market county-wide, which is why well-priced homes still draw multiple offers. Frequently asked questions
How much is my Westchester home worth?
Recent sales in your school district and village, adjusted for lot, condition, updates and taxes. Online estimates routinely miss the district and municipality lines that drive Westchester pricing. Request a free estimate and Richard will reply within 24 hours.
How long does it take to sell in Westchester?
A correctly priced home in a strong district usually goes under contract within the first few weeks, and closing typically follows about 60 to 90 days after the accepted offer.
Should I grieve my taxes before I sell?
If your assessment is clearly above your neighbors’, yes, because a lower tax bill makes your home easier to sell. Timing matters, so ask us early.
Is Westchester a good move from Long Island?
Many of our clients make that move for the commute or for family. The process is nearly identical, and we handle both sides so the timing works.
