“We buy houses for cash” signs are everywhere on Long Island and in the city. Sometimes a cash offer is the right call. Often it is not. Team Modern X will run both numbers for you, side by side, with no pressure either way. Here is how to think about it.
What a cash offer really is
An investor or cash-buying company offers to buy your home as-is, usually closing in a few weeks, with no showings, no repairs and no financing contingency. In exchange, the price is below what the home would bring on the open market, because the buyer needs room for repairs, holding costs and profit. Offers commonly land around 70 to 85 percent of what the home would bring on the open market. The convenience is real; so is the discount.
What listing really is
Your home goes on the MLS and every major portal, buyers compete, and you usually receive the highest price the market will pay. The trade-offs: preparation, showings, an inspection, a financing contingency, and about 60 to 90 days from accepted offer to closing.
Side by side
| Cash offer | Listing with Team Modern X | |
|---|---|---|
| Price | Below market, no competition | Market price, often above asking with multiple offers |
| Time to close | Days to a few weeks | Usually 60 to 90 days after accepted offer |
| Repairs | None | Optional; we tell you which pay back |
| Showings | None | Yes, mostly the first two weeks |
| Certainty | High, if the buyer is legitimate and has proof of funds | High once in contract; financing risk managed by screening offers |
| Costs | Usually no commission; transfer taxes and attorney still apply | Commission, attorney, transfer taxes |
| Best for | Estates, major repairs, tenants in place, tight deadlines, out-of-state owners | Most owner-occupied homes in sellable condition |
When a cash offer makes sense
- The home needs major work you cannot fund (roof, structure, fire or water damage).
- You are settling an estate and heirs want a fast, clean sale.
- Tenants are in place and difficult to show around.
- You are relocating or facing a deadline where certainty beats price.
- Carrying costs (taxes, mortgage, insurance) would eat the difference during a longer listing.
When listing makes sense
- The home is livable and shows reasonably well.
- You can wait roughly two to three months for the best price.
- The equity difference is large. On most Long Island homes, the gap between a cash offer and a market sale is tens of thousands of dollars.
How to protect yourself with any cash buyer
- Ask for proof of funds and a real earnest-money deposit held by an attorney.
- Watch for “assignment” clauses that let the buyer flip your contract to someone else.
- Get an independent opinion of value before you sign. Ours is free.
- Use your own attorney, not one the buyer recommends.
How we help you decide
We give you two numbers: what the home should sell for on the market, and what a cash buyer would realistically pay, with the timeline and costs of each. If a cash sale is the better fit, we can introduce you to reputable cash buyers, and we tell you up front about any relationship we have with them. Then you choose. Either way you get a straight answer.
Frequently asked questions
Are “we buy houses” companies legitimate?
Many are; some are not. Legitimate buyers show proof of funds, use attorneys and close on time. Be cautious of anyone who wants you to sign quickly or discourages you from getting a second opinion.
Can I get a cash offer and still list if it is too low?
Yes. Nothing obligates you until you sign a contract. Comparing both is the smart move.
Do I pay commission on a cash sale?
Usually not to the buyer’s company, but you still pay your attorney and New York transfer taxes, and the lower price is the real cost.
