Staten Island Real Estate: Sell or Buy a Home with Team Modern X

Staten Island is the most suburban of the five boroughs, with detached and semi-attached houses, driveways and yards at prices that still surprise buyers coming from Brooklyn and Queens. Team Modern X helps Staten Island owners sell for full value and helps buyers understand the borough’s neighborhoods, commutes and flood-zone questions before they write an offer.

Staten Island neighborhoods we serve

  • North Shore: St. George, Tompkinsville, Stapleton, New Brighton, West Brighton, Port Richmond, Westerleigh, Randall Manor and Silver Lake.
  • Mid-Island: Todt Hill, Grymes Hill, Emerson Hill, Dongan Hills, Grant City, New Dorp, Oakwood, Bulls Head, Willowbrook and New Springville.
  • South Shore: Great Kills, Eltingville, Annadale, Huguenot, Prince’s Bay, Pleasant Plains, Tottenville, Rossville, Woodrow, Arden Heights and Charleston.

Selling a home on Staten Island

  • Price by housing type and block. A fully detached colonial, a semi-attached, a townhouse and a one-family with a legal rental unit each draw a different buyer pool and price. We build your estimate from the same type on similar streets.
  • NYC seller transfer taxes apply. Sellers typically pay the New York City Real Property Transfer Tax (1 percent under $500,000, 1.425 percent at $500,000 and above) plus the New York State transfer tax of $2 per $500. These come out of your proceeds at closing.
  • Legal use and the certificate of occupancy will be checked. Basement apartments, added units and extensions need to match the CO or be disclosed. Department of Buildings violations should be cleared before you list where possible.
  • Flood zone status affects the buyer’s insurance cost in shoreline neighborhoods on the East and South Shores. Know your FEMA zone and have any elevation certificate ready. Buyers ask early.
  • The Property Condition Disclosure Statement is required in New York since March 2024 on one-to-four family homes. We walk through it with you.

Buying a home on Staten Island

  • Compare total monthly cost. As part of NYC, one-to-three family homes are taxed in Class 1 with capped annual increases, which often means lower property taxes than a similar home in Nassau. Check the current bill and any abatements.
  • Plan the commute. The Staten Island Ferry to Lower Manhattan is free and runs around the clock; the Staten Island Railway serves the East Shore from St. George to Tottenville; express buses reach Manhattan; and the Verrazzano-Narrows Bridge connects to Brooklyn. Being near the SIR or an express bus stop supports resale.
  • Flood insurance and elevation. Some waterfront and low-lying areas carry flood insurance requirements that change the monthly payment. We check the zone before you fall in love with a house.
  • Newer construction is common on the South Shore. Ask about warranties, HOA fees on townhouse developments and whether the development has any open litigation.
  • Mansion tax of 1 percent applies to purchases at $1,000,000 and above, paid by the buyer.

Staten Island market snapshot

Mid-2026: the median Staten Island sale price in the second quarter of 2026 was about $750,000, up almost 3 percent from a year earlier, on roughly 750 recorded sales (PropertyShark). Staten Island Board of Realtors data from spring 2026 showed about 900 active listings, roughly 2.6 months of supply, and homes taking 70 to 80 days to sell on average, with well-priced South Shore one-families going in 30 to 45 days. Frequently asked questions

How much is my Staten Island home worth?

It comes down to recent sales of the same housing type on similar blocks, adjusted for condition, legal units, parking and flood zone. Request a free estimate and Richard will send a real number within 24 hours.

Is now a good time to sell on Staten Island?

Inventory on the island has stayed tight for several years, which favors sellers who price correctly and present well. We will show you what is active and what has sold near you before you decide.

Do I need to legalize my basement apartment before selling?

Not necessarily, but you do need to disclose it, and it changes who can buy and what lenders will count. Some sellers legalize, some remove the kitchen, some price accordingly. We lay out the options honestly.

Can a first-time buyer afford Staten Island?

Often yes, especially with FHA or low-down-payment conventional loans and New York State first-time buyer programs. We work with lenders who close on Staten Island every month.
